Steps to Sell Your House Online

Thinking of selling your house but finding it difficult to promote your property? You can attract targeted buyers if you know how to market your property online. Here are some simple property marketing steps to help you get started.

1. Use a good camera to take high-definition pictures of the property you are trying to sell. If you don’t have one, smartphones that come with good cameras will work just as well. You can always use software to edit and polish up the images later on. Where are all the best parts of the house? Take pictures of the pool, the balcony, and even the scenery. Anything that can help sell the property should be captured on the camera.

2. Setup your very own website. It may take time for the property to sell. With a website, you are really shortening the selling cycle since you can pre-qualify buyers with it. Buyers can also go to the website to source for information that they may need. Remember that pictures say more than words when it comes to property selling. So setup an image gallery so that buyers can browser images easily.

3. Promote your property online: Many classified sites have a property section. Go to these sites and create a listing. Usually, listings are free. If there is a fee required, then it’s up to you to assess whether you should pay to put the ad up or not. If it’s an established website, the fee is usually worth it. The reason why you should have your own website is because most property listings sites allow a limited number of images to be uploaded. So what you do is to just upload a couple of your best pictures, and then invite the buyer to visit your website to view more photos. The more listings you create on property listings sites, the more exposure your website will get.

4. Just remember to follow up with enquiries! Emails will come from your ad listings as well as from your website. Also, if possible, publicize a phone number on your website. This can be a number that you own (if you are selling the site on your own), or your property agent’s phone number (with his or her permission of course). Someone who bothers to pick up the phone and call you is most likely to be a genuine buyer. It’s up to you to follow up and fix viewing appointments.
